Magnolia Avenue has long been an attractive, pedestrian-scaled commercial street on Fort Worth’s Near Southside. The urban regeneration now underway in the area has been reinforced by the Magnolia Green development, which is where this two-story infill medical office building is located. The building’s scale, setback and material palette were designed to fit well within the context of both the old and new surrounding buildings. To maintain the pedestrian scale of the area, the façade has been visually subdivided into smaller elements. Additionally, the patient drop-off area has been located off the main street both to mitigate the impact of the automobile on the street and to allow for greater patient privacy. The interior public spaces feature a palette of warm colors and interesting textures.
